It was built by people who have worked in the home inspection and construction industry since 2006.

You upload the inspection PDF, and the AI extracts every finding, classifies each one by severity (safety hazard, major defect, repair recommended, or monitor and maintain), and writes a plain language explanation of what it is, why it matters, and the sensible next step. It also surfaces what buyers usually miss: the inspector's stated limitations (areas that could not be inspected), items flagged for further evaluation by a specialist, and useful informational details like system ages and shutoff locations. The engine validates that the document matches the report type you selected before generating anything.

No. The summary is a communication aid, not a substitute for the original report or the licensed inspector's findings. Every document and email carries a report specific disclaimer, and nothing is sent to a client until you confirm you have reviewed it.

Thirteen report types are live today: home inspection, radon, termite and WDO, water testing, well, mold, sewer scope, pool and spa, septic, chimney, roof, structural inspection by an inspector, and structural engineer report. Each type runs its own AI prompt, output format, and disclaimer. Asbestos, lead paint, oil tank, and wind mitigation are on the roadmap.

Minutes, even for reports of 60 pages or more. Every report shows a clear status while it works: uploaded, processing, ready, reviewed, sent. If a parse fails you get a clear error and a reason, never an endless spinner.

Yes, and your buyer can do more than read it. After you confirm your review, your buyer gets a secure private link where they accept a disclaimer, read the findings in plain language, and select the items they want to request. Their selections return to you as a draft repair request that you finalize. Nothing is sent on their behalf without you, auto send is off by default, and the full branded package goes to the buyer at closing when you confirm the handoff.

Yes. Upload your logo and company information once, and every summary, repair request, and client email carries your branding alongside the report disclaimer.

You are always the professional in the loop. The workflow requires you to review every summary before anything is sent, mismatched uploads are flagged before generation, and every document links back to the original report, which remains the authoritative record.

Nothing during the preview. Invited agents have full access to every feature and every report type at no cost. The planned pricing is a free tier of one report per month, a $39 single report option, and Agent Pro at $29 per month or $290 per year, and preview agents lock it in for as long as their subscription stays active. Your data is kept for 12 months after cancellation and can be restored by resubscribing. You can export your documents at any time.

Multi seat brokerage and team accounts are on the roadmap. Today, each agent has an individual account. Register interest on the contact page and we will notify you when team plans open.

Reports and client details are stored under your account and are not shared with other users. Records are kept under each property with manual delete only, so nothing disappears mid transaction, and communication with buyers happens only when you trigger it.

No. We are not report writing software and we are not asking you to switch. Nothing to migrate and nothing to learn. Your report goes in exactly as it comes out of the system you use today.

Then those deals are not yours and you are not charged for them. We recognise a deal as yours by looking inside the document for details you registered, such as your office phone and your website. If we cannot recognise it as yours, it is not covered.

For each deal you cover: the property address, the date, and which agent read it. Not the buyer, not the report, not the findings, and not the repair request.
