From upload to resolution in four stages
Keep reports and decisions together under one property. Agent review remains part of each sharing step.
DocReviewIQ works in four stages: upload supported reports under one property, review organized findings against the original, resolve buyer selections, requests, and responses, and preserve the record through closing.

What that example just showed
One property, passed between three sides. Each side sees its own turn, and each step is recorded under the property.
The agent
Reads the report, invites the client, and finalizes the repair request. Nothing goes to the listing side until the agent sends it.
The client
Accepts the disclaimer, picks the items to ask for, sees each response beside the request, and reviews the proof of the work.
The seller side
The listing agent can check with the seller, answers each item Agree, Counter, or Decline, and reports the work with invoices and photos.

-
1Upload
Create the property
Add the address, the buyer's name and email, and the closing date. Reports for the deal live under this one property.
-
2Upload
Upload the report
Choose one of 14 supported report types and upload the PDF. Updated versions are kept, so a re-inspection does not overwrite the original.
-
3Review
AI organizes the findings
DocReviewIQ detects the report type and asks you to confirm it, then extracts and organizes the findings. Review the output against the original.
-
4Review
Review the summary
Findings are grouped into four severity levels, with limitations, further evaluation items, and plain language explanations called out.
-
5Review
Confirm your review
Review the output and confirm the intended recipient before sharing from the app. You stay the professional in the loop.
-
6Resolve
Send the branded repair request
Generate a repair request with your logo and company info. Download the PDF, or email it to the listing agent with the PDF attached. Your buyer gets a link to review it.
-
7Resolve
Your buyer selects items
Your buyer opens a review link, accepts a disclaimer, and selects items. Their selections come back to you as a draft request to finalize.
-
8Resolve
The listing agent responds
Send the finalized request. The listing agent can respond item by item, and the responses stay with the property record.
-
9Preserve
Closing handoff
When closing is ready, review the property record, check the recipient and included files, and confirm the buyer handoff.

Questions about the workflow
How does DocReviewIQ process an uploaded report?
Select a supported report type and upload the PDF. DocReviewIQ attempts to organize the report's findings, limitations, and recommendations into a review workspace. Review each output against the original report because AI can make errors or omit details.
How long does processing take?
Processing time depends on report length, format, and system load. The app shows each report's status while it processes.
What happens if the AI misses or misstates a finding?
Review the output against the original report before sharing it. If a finding is missing, unclear, or inconsistent, rely on the source report and ask the inspector or relevant qualified professional to clarify it. Contact DocReviewIQ support at info@docreviewiq.com to report an output problem.
Can buyers select items for a repair request?
The buyer review workflow allows a buyer to identify items for consideration. The agent reviews and finalizes the request before sending it. A buyer selection is not a professional assessment or a decision about a seller's obligations.
Does DocReviewIQ decide which repairs a seller must make?
No. It helps organize findings and proposed requests. The parties and their advisers determine what to request, negotiate, and agree to under the applicable contract.
Does DocReviewIQ replace an inspector or the original report?
No. The original report remains the source for the inspector's observations and recommendations. DocReviewIQ is an aid for reviewing and organizing that information. Contact the inspector or another qualified professional when a finding needs explanation or further evaluation.
