Your buyer participates

Buyers do not just receive a PDF. They open a secure private link, accept a disclaimer, read the findings, and select the items they want to request. Their selections come back to you as a draft repair request that you review and finalize. Nothing is sent on their behalf without you.

The listing agent answers, item by item

Send the repair request to the listing agent and they open their own secure link to record a response against each item. Every answer lands back in the property record, so the negotiation runs in one place instead of a reply-all thread.

The client Home File

After closing, your buyer keeps a durable record of the property: the reports, the summaries, and the documents, in one place, with your name on how it got there.

Property documents

Estimates, warranties, receipts and other supporting documents live under the property alongside the reports, so the whole story of the deal stays together.

Health effects, sourced and credited

Where a lab actually detects something, we explain what it means in plain language, using the laboratory's own words or a named public health authority such as the EPA, always credited to the source. We add no opinions of our own.

Published thresholds, named sources

Radon results are compared to the EPA action level. Water analytes are compared to EPA Maximum Contaminant Levels, separating enforceable health standards from aesthetic ones. The limit and its source are always named so your buyer can check it. And mold is never scored, because no federal standard for airborne mold exists and we refuse to grade against nothing.
